Personal Care Home Proposed for Jim Moore Road
If approved, the 30,000-square-foot, 50-unit personal care facility would be located near the corner of Jim Moore Road and Hog Mountain Road.
A residence at 3751 Jim Moore Road, adjoining the Hamilton Mill subdivision in Dacula, could be converted to a personal care facility.
Buford-based Day Design Group Inc., on behalf of applicant Jeff Sutton, has filed a rezoning application and special use permit request with the Gwinnett County Department of Planning and Development. The applicant has requested the 6-acre property on Jim Moore Road be rezoned from residential to O-I (office-institutional). The existing home and detached garage will remain and another building will be constructed.
According to the rezoning application letter, the existing home and detached garage are 15,525 square feet. The proposed building would be 30,000 square feet for a total combined square footage of 45,525 square feet. The letter indicates the new building would not exceed 35 feet in height.
Access to the personal care facility would be off the existing drive and a total of 17 parking spaces would be added.

The Gwinnett County Planning Commission hearing for the rezoning application (case number RZC2012-00011) and special use permit request (case number SUP2012-00042) is scheduled for July 3.
Dacula, which is part of Gwinnett County District 3, is represented on the planning commission by Chuck Warbington (chuck@gwinnettvillage.com) and Teresa Cantrell (Teresa.Cantrell@gwinnettcounty.com). Just a rush to "The next Thing" for developers. Three or four years ago we say a huge rush to 55 and older subdivisions applications because all the baby boomers were retiring and didn't want to live in subdivisions with childern. Granted the housing crunch hurt thoes sales to some extent, but most have been brought back through the rezoning process to remove the 55 and older part because the demand wasn't there. Three or four years from now we have a glut of senior daycare sites sitting half empty and with an O&I designation who know what they will morf into or what excuses will be used to convert to C2 commercial. Let's hope the folks in Hamilton Mill don't fall for this one..

Is it being proposed as a senior center for 55 and older? I think 'personal care facility' could mean any care including, drug rehab, hospice, mental health, physical therapy etc. Is it short term like a hospital or longer term care?
How can I find more information on these proposals? I have emailed the planning commission concerning this proposal and the Shire at Mulberry Creek have not received any answers to my questions. The commission does not have answers and the developer of the Shire has not responded.
I understand that the 'shire' proposal will now be heard on August 7th since it was rescheduled. I think the Jim Moore Proposal should also be rescheduled as the July 3rd date makes it very difficult to attend with the holiday.

Interesting property. Not that many years ago I received a tip and sat inside a small house at this very location that had no power. An older gentleman a child and a guy who described himself as an ex Vietnam Sniper offered to call a drug dealer who had stolen some hvac equipment from me. The sniper offered that he hunted deer across the street. The equipment was returned and later I notice a wanted mugshot of the sniper in a Gwinnett County paper so I did my civic duty and called the tip line.

Thanks so much! I really appreciate your help with information. I see that it is proposed as a congregate facility and I agree with Tim's comment about the business if it is approved (especially with another facility proposed for the 'shire') and huge concern over what happens next...I will continue to urge that this proposal and the 'shire' be rejected.

Not only is this not approiate for this area the applicant has no buisness evening applying for this. If you go back and do some history on Mr. Jeff Sutton formally "Sutton Homes" he has had several neighborhood failures were they did not sell the homes and he just let them go back to the bank/foreclosures. Do we really want this to happen so close to such a prestine area??
