Last Call for Listings

During the first three months of the year, I heard a lot of people say they were going to wait until the Spring/Summer to put their house on the market. Well, the first weekend of May has come and gone. For those that want to sell this year, time is running out if you want to be on the market during the height of the buying season.

Remember, school starts back August 6, 2012, so those moving during the summer would want to be moved in and settled before the end of July. That means that they would probably need to be under contract before the end of June. That means that in May and June serious and motivated buyers will be looking to buy. In a recent article, I talked about the the market is experiencing. That means that buyers will not have as much leverage in putting deals together as they have the last few years. This could result in a seller getting more now as compared to years past.

If you are one of those looking to list your home ... DO IT NOW! Don’t wait. I can assure you there are many buyers out there. Don’t get me wrong, foreclosures and short sales are still keeping downward pressure on the market. However, many of those distressed properties need paint and carpet and some repair. If your house is in really good condition, buyers may be willing to pay a small premium for a “move-in ready” home, especially if they love with a particular home.
