Dacula Housing Market in a Definite 'Seller's Market' - Warren Buffet Is Bullish on Housing

Moving to a close on Q1 of '13. What are we seeing as trends in housing? The media is recognizing we are in a Seller's Market for one thing while even Warren Buffet is bullish on housing!
If you look at the attached graph, Georgia MLS has our supply of housing, absorption rate, or whatever you want to call it at about 3.6-5.5 months of housing supply. By definition when we are below 6 months of housing supply we are in a "Seller's Market." MLS shows that over the past 6 months Dacula saw 257 sales, had an average days on market fell to 122 days, with only 183 properties for sale at present! What is more impressive is that the average Dacula homeowner sold their house for an average of 98.5% of list price!
Did you see the news? Warren Buffet is now "Bullish" on housing. Mr. Buffett discusses real estate, HomeServices of America and Berkshire Hathaway HomeServices, the new real estate franchise brand launching later in 2013 at this link at YouTube. Berkshire Hathaway just bought Prudential Georgia Realty, Atlanta's #1 real estate company for three years in a row according to the Atlanta Business Chronicle. In about Q4 of this year we should see a new brand arrive as Prudential Georgia becomes Berkshire Hathaway Homes Services! This happens to be the first and 'only' time an affiliate of Berkshire Hathaway gets to use the Berkshire Hathaway name that Mr. Buffet so covets and is synonymous with him!
