Under Contract - Now What?

It is interesting that there are 23 homes currently under contract to sell (or as we say "close") in the Hamilton Mill. Of those 23, my guess is that a third of them for one reason or another will not make it to the closing table. Overall, Dacula has a total of 109 homes in some sort of escrow to close status.

There are lots of reasons this can happen and if you are working with a experienced agent, then your chances are higher it will close. Financing, appraisal issues, inspection concerns and buyer remorse can all cause a deal to fall through.

So am I trying to scare people? No, quite the opposite really. My guess is that when you heard there were that many home under contract in Hamilton Mill alone that suprised you. The real estate market is a very hyperlocal thing. One area of a city may be depressed and another booming. Dacula has been hit pretty hard with the real estate crisis, but we are digging our way out.
