Work Continues on Dacula Planned Mixed Use Ordinance Revisions

City officials working to modify ordinance to facilitate the annexation and development of 157-acre tract of property near Highway 316.

Efforts to make the City of Dacula more attractive to a property investment group are progressing according to Dacula City Planner Joey Murphy.

“We’re getting a lot of good information coming in, a lot of market studies – things of that nature,” Murphy said.

Last month,  and eventually developing the property located near Winder Highway and Highway 316 as a “live, work, play” community.

One problem affecting the potential development is that the city’s current planned mixed used development (PMUD) ordinance is more restrictive than what investors would like. Mitch Peevy of Mill Creek Consulting asked council to consider working with the investment group to modify the ordinance and establish parameters that would make the site attractive to developers.

Murphy and city staff have met several times with representatives from the investment group. Murphy is optimistic a solution that will work for everyone can be reached.

“We’re finding a lot of common ground,” he said.

The Dacula City Council had planned to vote this month on the revised PMUD, but have decided to table the issue for another month to allow all parties time to review new information.

At council’s Jan. 26 work session, Peevy said there is still some work to do to make the project feasible for the investment group he represents.

“We’re looking again to come back in once we get a mixed use ordinance that we can work within,” he said.

Peevy said his group will not get everything they want in the revised PMUD, but is hopeful a compromise can be reached.

“We’re hoping at the end of this, in another month or so, we can come up with something that is acceptable to both parties,” he said.
