Are we in a short term seller's market?
Over the last few weeks, the talk around the real estate community centers around the fact that inventory seems to be very tight. It seems there is an abundance of buyers, but not enough good properties to satisfy them. Is this a short term seasonal thing, or is this the beginning of the market starting to show a little life? Either way, if you are considering selling your house, now is probably the best opportunity there has been over the last five years. In fact, inventory across Gwinnett County is at an 11-year low. Currently, there are half as many homes on the market as there were in June of last year. In Dacula, there are currently only 298 homes for sale, while Hamilton Mill is also at an all time low with only 49 active listings. …

On the bright side, houses on the foreclosure list offer a great opportunity for buyers.
Last week, the September foreclosure report came out with a list of all the homes that will go to auction at the courthouse on Oct. 4. The county foreclosure auction always takes place on the first Tuesday of each month. Typically, a list for the next month's auction comes out on the first Thursday of each month. I took a look through the list and saw that there are 74 homes on the Oct. 4 list. Fifteen of those homes are in Hamilton Mill, six are in Appalachee Farms and six are in Apalachee Heritage. Keep in mind that some of these homes may be under contract as short sales. In these cases, a realtor is working with the seller and the bank to get a contract approved.
