Investment Group: ‘We’re Here for the Long Term’

Walton Investing reveals concept plan for 157-acre tract bordered by Highway 316 and Highway 29.

After more than two months of discussions, city officials and representatives from Walton Investing, Mill Creek Consulting and Rochester Engineering believe they have a revised planned mixed use development (PMUD) ordinance that is acceptable to all parties. Dacula Mayor Jimmy Wilbanks said the purpose of amending the ordinance is to take current market conditions into account. “We’re looking to redesign our planned mixed use development so that it does take into account changed market conditions,” Wilbanks explained. “Otherwise, we’ll never have anything built under the planned mixed use district in Dacula any time in the near future.” In December of 2011, the property investment group approached the city regarding the possibility of …

Apartment do not bother me BUT the total percentage, 40%, is a very high number for this size development in my view. Let's see the size of the apartments, are they to be 900 square feet without garages or will they be high end with 2400 sq ft. with fire places, master suites, clubhouse & exercise rooms? Dacula Property Eyed for Development

Investment group pitches plan for “live, work, play” development near Winder Highway and Highway 316.

A large tract of land near Winder Highway and Highway 316 could eventually become a massive mixed-used development if an investment group’s plan comes to fruition. Representatives from Walton Investing, Mill Creek Consulting and Rochester Engineering Associates spoke with Dacula City Council members during the Nov. 30 work session regarding the feasibility of annexing just over 157 acres into the city limits and eventually developing the property as a “live, work, play” community. The project, which is tentatively titled “Peak at University Parkway,” is in the very early stages of planning.
