After months of work, the annexation of a 157-acre piece of property into the city limits of Dacula has been completed. "It has been a long and tedious process," said Dacula Mayor Jimmy Wilbanks. Revised ordinance will pave the way for the potential annexation and development of a 157-acre tract near Highway 316.
The City of Dacula now has a planned mixed-use development (PMUD) ordinance that officials feel will give the city flexibility and control to deal with current real estate market conditions. On March 1, the Dacula City Council voted to approve revisions to the city’s PMUD that could potentially pave the way for a “live, work, play” development on a 157-acre tract of property bordered by Highway 29 and Highway 316. The revised ordinance increases the maximum allowable housing density per acre from eight units to 13. The ordinance requires that 25 percent of any development be set aside for open space. After more than two months of discussions, city officials and representatives from Walton Investing, Mill Creek Consulting and Rochester Engineering believe they have a revised planned mixed use development (PMUD) ordinance that is acceptable to all parties. Investment group pitches plan for “live, work, play” development near Winder Highway and Highway 316.
A large tract of land near Winder Highway and Highway 316 could eventually become a massive mixed-used development if an investment group’s plan comes to fruition. Representatives from Walton Investing, Mill Creek Consulting and Rochester Engineering Associates spoke with Dacula City Council members during the Nov. 30 work session regarding the feasibility of annexing just over 157 acres into the city limits and eventually developing the property as a “live, work, play” community.
