Gwinnett County already includes trash fees on property tax bills and the City of Dacula is considering doing the same.
The City of Dacula has planned two public hearings to gather input from citizens regarding a proposal to add sanitation fees to property tax bills. While adding sanitation fees to property tax bills can be more cost effective for the billing entity and potentially increase collection rates, it can have a negative impact on property owners by increasing monthly mortgage payments and escrow fees. Property taxes will be due Oct. 15.
Gwinnett County 2012 property tax bills will be in the mail by Aug. 15. All bills will be due by Oct. 15. Taxpayers who wish to make two payments may do so, but the total amount must be paid in full by the Oct. 15 due date. There are several ways to remit property tax payments: Tax information will be provided to mortgage companies for property owners with escrow accounts, but it is the responsibility of the property owner to ensure taxes are paid by the due date. If there are questions about who will pay taxes, especially if there have been any recent changes with the mortgage company, homeowners are urged to contact their mortgage company directly. Full payment is due by Nov. 15.
Gwinnett County 2011 property tax bills have been mailed to taxpayers and there are some changes to make note of this year. All bills will have a single installment due date of Nov. 15 according to a press release from the office of the Gwinnett County Tax Commissioner. Anyone who prefers the two installment system can opt to make an earlier partial payment, but the full amount is due by Nov. 15. Also, property owners will be charged for 12 instead of 18 months of county-mandated waste services on their tax bill. There are several ways to remit property tax payments. A sampling of recent home sales shows appraised values exceed market values.
Though the Dacula real estate market has continued to suffer from fewer sales and more foreclosures, a recent sampling of tax records shows that the appraised values of several Dacula area homes exceed the market price. According to Stuart Oliver, a residential appraiser manager with the Gwinnett County Tax Assessor's Office, the office mailed about 80,000 change-of-assessment notices in 2010. "We're constantly reviewing everything," he said. Oliver said that while every home was not reassessed, the county used statistical sampling to determine where adjustments were most needed.
